Six Acre Capital is a real estate developer, owner and operator launched in 2019 by Jake Borden and Mark Lansman. Leveraging the principals’ prior institutional experience coupled with a boots-on-the-ground operational mentality, the primary focus for the platform is acquiring, repositioning, and developing multifamily and mixed-use assets. Implementing a hyper-focused geographic investment approach, Six Acre pursues opportunities strictly in Philadelphia (its primary focus) and the Tri-State Region allowing for a hands-on execution.

Six Acre’s Principals were most recently Vice Presidents with NYC-based Churchill Real Estate Holdings. At Churchill, the Principals closed over $1.5bn in debt transactions and equity investments. This included spearheading development efforts for NYC development projects and leading acquisitions/execution of several multifamily and mixed-use properties. The principals were also an integral part of the company’s credit originations platform, where they executed over 30 acquisition, bridge, and construction loans, and purchased non-performing, defaulted notes during their time with the firm.

Jake Borden
Co-founder & Principal

Jake Borden is a founding partner and Principal of Six Acre Capital. Prior to co-founding Six Acre, Jake served as Vice President for Churchill Real Estate Holdings where he sourced, evaluated, executed, and managed new investment opportunities across a wide range of product types and capital structures. Jake also served as project manager for three ground-up development projects in Manhattan including two boutique luxury condominium projects, and most notably, 263 W 34th Street, a 40k SF office and retail project in Midtown. During his time with Churchill, Jake executed over $300mm in debt & equity transactions, including three multifamily investments within Manhattan and Brooklyn.

Prior to Churchill, Jake was an analyst on JPMorgan Asset Management’s Global Real Assets platform, where he focused on asset management and debt capital markets for multifamily, mixed-use, and office investments throughout the U.S. In this role, Jake assisted in directing the strategy of a portfolio comprised of +/-20k residential units in addition to +/-3mm SF across several Manhattan office buildings representing a total gross market value of +$3bn. Jake also collaborated with senior management to successfully execute over $3.2bn in debt transactions. Jake earned a BS from Syracuse University.

Mark Lansman
Co-founder & Principal

Mark Lansman is a founding partner and Principal of Six Acre Capital. Originally from Philadelphia, Mark began his career as an analyst at Enterprise Asset Management, a NYC-based family office, where he focused on managing an extensive, nationwide real estate portfolio. After Enterprise, he joined advisory shop Rosin & Associates where he performed commercial real estate consulting, underwriting and valuation services, mainly focused within execution and due diligence work on behalf of CMBS and balance sheet lenders. Following Rosin, Mark joined Churchill Real Estate Holdings from company inception as a Vice President, where he wore several hats, which included assisting in the launch of a nationwide credit platform providing acquisition, bridge, and construction financing, leading acquisitions of NYC-based multifamily and mixed-use assets, and overseeing the development of residential condominium projects. During his time with Churchill, Mark assisted in executing over $650mm in debt & equity investments.

Mark earned a BBA from the George Washington University majoring in finance and an MBA from New York University Stern School of Business with specializations in finance and real estate. While at Stern, he was President of the real estate club and founding member of the club’s ‘Young Alumni Board’, of which he is still an active member.
